Overview
As a municipal government entirely within the borders of Cook County, the processes of real property assessment, rate calculation and collection of real estate taxes are performed by Cook County government.
Paid In Installments
Real estate taxes are billed in two installments; the first installment, due on March 1, is an estimate calculated at 55% of the prior year tax. The second installment, normally due on August 1, is the remaining balance after the final rate is extended by the County Clerk.
Tax Levies
Real estate tax bills include tax levies for Village of South Chicago Heights government and all other overlapping taxing bodies. Properties North of 30th Street are within the boundaries of School District Number 170, while those South of 30th Street are within the boundaries of School District Number 194. These two school districts levy taxes at different rates, so the aggregate tax rate will vary depending upon where the property is located within the Village.
